We are a community led non-profit organization creating a positive voice for all property owners, business owners and or citizens of New Smyrna Beach who value economic development, responsible streamlined growth, preserving property owners’ rights and limiting over reach by the city government that may adversely impact these values. We also advocate for making sure the city Ordinances align with the majority of the population of NSB values versus only aligning with a vocal minority whom by design influence our city officials to slow growth and or block growth. In addition to our core values, our mission is to be a community servant to support those in need and provide positive impact to our beloved NSB. While we identify as Republicans, we welcome and support all individuals who share our commitment to fiscal responsibility, economic growth, personal liberty, and community prosperity, regardless of their political affiliation.

The NSBPIA is a 501(c)(6) that advocates for responsible growth in New Smyrna Beach, balancing development with environmental protection.

We support thoughtful zoning, efficient ordinances, and streamlined processes to attract investment. Current challenges include outdated regulations, restrictive zoning, and parking requirements that hinder economic development and burden property owners. These factors limit city budget opportunities for infrastructure and services.

We aim to play a role in advocating and facilitating revising land development regulations that will stimulate our local economy and less restrictive to property rights and responsible development that will diversify the tax base burden of which 80% of the current city taxes are the burden of home owners many whom are retired.

We also aim promote efficient planning and permit processing that will support economic and real estate development, especially in key areas like the beachside where businesses depend on our growth and its role in tourism.

NSBPIA invites property owners, businesses, and citizens to join us in advocating for updated city ordinances that will stimulate positive responsible development that aligns with the character of our city, and motivate the city to be a business-friendly environment.

We encourage public engagement in local government processes. NSBPIA is an independent non-profit, not affiliated with city government, NSB PIA the voice for positive efficient growth and community improvement.

Vocal Minority = Democratic Minority. “Minority” as it pertains throughout this site and our values only refers to the lesser, Democrat political population. It does not describe any other form of minority related to societal, identity, or cultural descriptions. NSBPIA loves, appreciates, and invites all walks of life to join our membership even including Democrats who may share our values.

We hope any of our New Smyrna Beach property owners, businesses and or concerned citizens will join the NSBPIA and help us advocate for positive change that will positively impact our city together.

By engaging in local politics, attending city council meetings, and making our voices heard, we can ensure that our city’s leadership, decisions, and progress reflect the conservative principles that our community holds dear.   • In the last four years (2018-2021), there were 6,001 contributions totaling $482,770 to the Democratic Party and liberal campaigns, averaging $80 per contribution.

We are here to advocate and support property owners for variance requests and/or land development code change requests related to plans for improvement of real estate property. This aligns with our core value of defending reasonable property rights usage and that we feel both protect your property rights and progress NSB forward in to a positive new era. We welcome growth that aligns with maintaining the unique beach town vibe that NSB is today.

Our members consist of a diverse group of property owners and professionals who understand micro and macro economics and the benefit of positive, sustainable growth. The magic can happen when you welcome investment in to our community which will create a thriving harmonious future.

NSBPIA is the voice and support for property owners. Whether residential, commercial, business owners, property owners, builders and developers, builders, or anyone who has a positive plan and would like to improve their property. Our goal is to fuse relationships between city officials, permitting, code, and enforcement offices and residents who want to positively change their property. Aligning improvements in processes and bringing the community together as one.

Current Owner Advocacy Issues

Building Better City and Citizen Relationships

Creating synergy between city officials, planning and permitting, code enforcement and property owners, business owners, real estate developers and concerned citizens.

Tree and Landscape Management

Owners should have the right to cut their own trees down on their property regardless of size or species. We love trees and believe if you cut a tree down you should also plant a tree to take its place, property owners whom want to build a home or structure on their site should not be forbidden to build on their property or to reduce the building foot print due to a tree that the owner also owns. 

We aim to create a “Plant a Tree” program in our charity works section of NSB PIA. 

Elevation of Property Grade
Due to recent flooding a property owner should be able to install retaining wall and increase grade to whatever height he deems necessary to protect his property from flooding as sea levels rise. The city ordinances require new construction homes to be built 1ft above crown in road which often times is 3-4 ft above the rear portion of the lot. Without changing this ordinances this impacts your ability to protect your yard and pool from flooding and forces you to build stairs to walk down to your pool deck or yard. For some ADA folks this simply isn’t feasible and as a property owner this is by far overstepping the boundaries.
If an owner is i willing to spend the significant money to build a retainer wall that protects water run off to neighboring properties, then that home owner should reserve the right to at minimum bring the grade up with in 6″ of the required foundation elevation of the home as required by the city to be 1ft above crown in the road.
Retaining Walls
Due to recent flooding and increased sea levels, property owners should reserve the right without denial to install a retaining wall to protect their property.
Remove Density Maximums
All properties zoned mixed use or commercially zoned  in NSB, especially on Flagler ave should be able to utilize valet parking and remove all density maximums. Heights should also be raised to four stories which is still a mid rise in order to make new development economics viable. 
Pool Decks and Impervious Area
A property owner should reserve right to install a pool deck in rear set back. Current regulations prohibits and restricts the areas in which you may install pool decks which by nature restricts a property owner’s rights of use of property.
